ANNAPOLIS, MD – February 6, 2026 – Hyatt Commercial announced the successful sale of a former concrete plant situated on 36.79 acres, including approximately 12.5 usable acres, zoned I-1 Light Industrial. The property sold for $3,000,000.
The site is located within an I-1 Light Industrial District, allowing for a wide range of permitted uses such as light manufacturing, fabricating, processing, distribution, and warehousing. Aggregate-related uses are not permitted.
The property includes multiple existing improvements that support industrial operations, including a 2,360-square-foot residential structure, two open-air under-roof truss buildings totaling 20,750 square feet, a 5,890-square-foot shop building, and a 2,400-square-foot batch office. Approximately 12.5 acres of the site are usable, providing flexibility for both current use and future development.
Eddie Trujillo and Leila Sydykova of Hyatt Commercial represented the seller, Chaney Enterprises, in the transaction.
